There’s a huge difference between winging it and setting up a system that consistently brings in genuinely motivated sellers.Get a website, focus on the 3 pillars of conversion (look it up), and crush it.

Negotiated through the seller.

The seller was motivated to close fast, allowing us to secure the deal and set the stage for a profitable resale.

But you could say something along the lines of this in your lease;"If the monthly gas bill exceeds $X or the water bill exceeds $Y, the tenant will reimburse the landlord for the difference as an additional charge."

The lender wont talk to you without the owners written authorization, and the lender does not own the property to sell it to you. 

@Tyler DavisWell....there is a lot happening in Nashville at the moment.The biggest talking point for the better half of the year has been the new Titans stadium and the East bank.

The owner is required to give up equity in order to receive these funds.
