My understanding of the law is that a bankruptcy filing can stop all collection procedures, at least temporarily, and that would include eviction for non-payment.

If so, you will need to honor the terms of the existing lease.If there is not a valid lease in place, and they are there month to month, you can simply provide them with a notice of non-renewal (make sure to follow the proper length of lead time required by your state).

Class D property most likely will have class D tenants and are very difficult to deal with...A lot of late rent payment, non-paying rent tenants, eviction, big damages caused by bad tenants at move-out for eviction etc...
