Have you found other markets that seem to balance these concerns better? 

You can something in one sentence like "rent the property out", but you could make an entire career out of learning to do just that one step.

Or am I expected to have that broker work both sides of the transaction?

I know I need to learn all local regulations, why the property is available, if the current tenants have leases, all of the financial analyses (Let me know if any of you have come across something I might not know), section 8, available grants, and possibilities to finance the deal if the numbers work.  

They only have 20% of purchase price they're risking.

You can rent it now and then move in six months later, or you can come back in six months to see if it's still available.Here is another example regarding pets.THEM: I have four quarter horses, two miniature ponies, six dogs, two cats, and a raccoon that never leaves it's cage.

We have a PM and communicate wiht them. when we did not have one long ago we did not have any app or anything. we had them pay online or mail a check and put $ in quickbooks and if there was an issue they would call or email us.
