I am trying to do this the right way, so with this post I inquire for advice on getting started.

So JC might require a variance for this.  

I am a new investor as well and wanting to get into the flipping space.

My order goes like this.1: Front of House (unless there is an extra special feature. think a Plane Jane house with a chef kitchen or over-the-top pool and patio area)2-5: Highlights of the best features of the house.

I know from experience financing additional tiny homes (not sure if you're looking to do this) can be difficult without having someone that has previous ground-up construction experience.

Well said Jordan, it's not as common in this market to have an ADU but there are some out there.

I do agree it really shouldn't be this hard to get the information you need.
