Typically this happens at about the 4-5 property mark, where qualifying with DTI becomes too hard and/or cumbersome - DSCR loans are much more flexible and ready for people who are scaling past the 4/5 property mark (no DTI calc, no Income Verification or Requirement, can qualify with the Form 1007 rents 100% or even with alternative rental income sources, etc.)!
