I think my best strategy now is to stabilize my income and eliminate some of my existing debt like student loans and refinancing the mortgage on my other property since interest rates are so low at the moment.

I am currently a college student majoring in public relations, and getting a minor in business marketing.

I will consider responsible and carefully screened students as well.

You will need at least 1 line of credit to help rebuild ( credit card, student loan, car loan, etc)In speaking with a banker he informed me I needed at least 2 open lines. 

I really want to get into student housing for my first hold.

Maybe build some multis for students.

If your personal finances are not cleaned up, you are risking bankruptcy by investing in real estate (student loans are not bankrupt-able either).
