I just did a nuts and bolts rehab to bring the property to a clean functional working condition as a rental - without any bells and whistles.

I'm guessing it could be in the Bay Area but if the property is in rural Iowa (making things up) it might take a while to recoup smashing a functional SFR.

This means that the kitchen opens out to what should be the functional dining area, and on the other side of that goes the living room still.

@Wesley Jeanette side note: I don't know why sometimes the "@" function works and sometimes it doesn't but this was the best I could do.In Wellington, unless you want to buy new construction, the inventory is very slim pickings.

Hi Everyone -I am in the middle of my first flip and I am trying to determine what to do with the fireplace area - if getting an electric fireplace is worth the investmentRight now, it is a non-functioning wood burning fire place.  

That functionality may be in QBO also, but our setup was pretty seamlesss... 

From what I've read the landlord is responsible for maintaining a functioning, locking, mailbox in a multi-unit non-rural complex and so - what is the tenant's relief & remedy should the box fail to lock? 

Any recommendations for an answering service with agents who can have a high-quality conversation with callers, rather than just following a script?
