I tried to do an Oakland flip with 2 friends on a property that was a complete tear down, even the foundation needed to be redone, and the seller's rejected our offer of $420K.  

Accounting is an important foundation to any business. 

I would be very weary if the foundations are different (slab and pier and beam)

They worked really hard on structuring this deal, but it had foundation issues and the seller was a little unrealistic.

@Rob Cee Seems you already have a good foundation(brokering, origination, private hard money, development), so are well educated and know what your looking for.

You'll want to check for tuckpointing, other obvious structural issues like whether the floor is level or there are obvious cracks in the foundation, and I also check for water/plumbing issues by turning on the sinks when I'm going through a property.

Texas law is 10 years on foundation and framing.  

I Have 3 Duplexes that have No Landscaping and just could use some small foundation planting.  

They can be found at good prices but there are much easier avenues than dealing with the HUD bureaucracy. 

Those prices are only the BASIC building costs for a SFH on a flat lot including foundation, HVAC, Plumbing, Electrical, etc.
