This seller has become a raving fan and has referred 3 transactions to me this year with a possibly of 2 more next year.

Just curious, how frequently do you schedule your regular maintenance inspections?  

Based on this you can figure out the cap rate and determine if it is comparable to other income generating properties.I am not a fan of month to month.

It has become clear to me that while I don't need my hand held, frequent  communication with the PM is a necessity.

The military lifestyle makes it pretty difficult to develop those relationships with local banks, lol, since we frequently move, but I will definitely look into the HELOC and other types of loans!
