For the first card, put a small monthly recurring transaction on it - like your Netflix subscription, and setup auto payments so the balance zeros out every month.  

Also do not forget commission is negiotiable and a good real estate agent knows the ins and outs and are willing to handle the full transaction for 4%.

That pretty much is the definition of mortgage fraud.....non arms length transaction, straw purchase, etc.  

As others said don’t buy poisons only snap traps or glue traps .when mittens or Fido mysteriously cross over into the great unknown you will be the first person the tenant will be looking to sue if you use poisons

But that's why you'll want a title company to handle the transaction - they'll make sure the title is clean.If in doubt, go get a lawyer who knows real estate. 

Make sure you fill out the class field in each transaction line for it to track it properly.
