From a strictly sales standpoint you think multi guys do better than industrial?

Salem generally offers better ROI and higher chance of cash flow, making it a compelling choice for your first BRRRR project.

I figured I would give current tenants a better rate for a year, but if they decide to move then I'll market at the top rent rate.

My hope in joining this community is to learn more from others with experience, get a better understanding of the real estate / rental market as a whole, learn best practices when considering an investment property, get recommendations on educational material, and make professional connections along the way.

We are in a better market to look for investment opportunities in Suffolk than last year.New Multifamily listings in 2024 are trending upward when compared to the first 4 months of 2023. 

Yes diversification in smaller chunks across a deal works well, a few syndicators I'm working with a doing 5-10 asset funds with is basic diversification and helps them raise capital for an a quick purchase which makes my overall contribution in the fund even better.  

Every time I have analyzed converting one of our LTR into a STR the numbers have always looked better as a LTR. 

I am not in the market so it will be much better to have someone in your market to look at it, but I can review your thought process.

I try to compare amenities,  but these houses don't have their own pools, most don't allow pets,  and they don't look that much better renovated.

Actually they all pay you a percentage of what you spend to use them so that’s even better.
