There is also periodic mandated property inspections (and it’s not a just a mere expense item, rubber stamp process).Rent control would not be the only reason not to invest. need to look at the laws at all levels and all that would impact the way you would manage the property and interact with tenants.We used to be able to post a 3 day pay or vacate.

The good tenants aren't usually a problem...the small number of weaselly ones take more time. they are not good tenant and a lot of people recommend me not to interact with them as much as possible, that's why i try to tell them to drop the check in the security box and i will put a copy of the receipt on the side of the security box. i will tape the utilities bill amount on the door to let them know the amount.

That's because umbrella insurance doesn't require meetings and minutes to maintain, but an LLC does require regular interaction on your part.If a proeprty has enough equity to attract a lawsuit ($100,000 in equity for instance) or is paid off, I'd put it into an LLC.You kind of need to know why LLCs exist and what happens in a lawsuit to understand this.

The main take-away I can give is that they are like joing a gym; it's what you make of it...you need to be willing to take the time to participate/join the Zooms, read the materials, interact with other students/mentees, et al.
