Be aware of things like condo rules regarding investor owned versus owner occupied units as this could effect your or your end buyers' financing possibilities, special assessments or association fees that could effect your carrying costs, condo rules regarding renovations and what owners are allowed to do or restrictions on noise or work hours.

Reason being, with large complexes, they can absorb evictions a lot easier, and the turn around is a lot faster.I think after reading the NOLO site, that it would really come down to asking a very competent attorney who specializes and deals with real estate and evictions, not just in Missouri, but in your county/area.The fact that you haven't had to evict in 4 years is awesome!

The “claimed” expenses specifically relate to updating administrative and financial records, providing a copy of the HOA governing documents to the buyer, and issuing a Status Letter to the buyer indicating the financial status of the home seller with the HOA on the date of sale (are HOA dues current, any owed special assessments or fines, or other obligations).

Say $100 a month to start then after 6 months another $100 until he gets the idea and moves on his own.I might also get the VA involved and see if they could get him relocated peacefully.Lastly if I absolutely had to have him out, I would hire a large law firm specializing in evictions to do all the noticing, and carry out the process.
