@Patrick LiskaOur experience is you will need to pay a higher percentage of your gross revenue for both in-house management (super/maintenance staff) and overall management in a lower class property.  

When a head-hunter later asked me to come and provide some training for the coaching staff and to help train investors on buying income producing portfolios for the "Rich Dad's Coaching" program I thought this would be a great way to network with other like minded people who had been very successful in real estate.  

This is a common error, it happens with staff in our office and I have amended other accountant's returns to fix the error. 

If you need to talk to someone in accounting, transactions, agent services, brokerage services, etc, you literally log on and walk your avatar into the office of choice, having a real time verbal conversation with the staff of my choice right when you want to.

Worst part was when we sent the staff in to clean it out the bed still had dried brain matter & skull pieces all over it, along with blood stains all over the mattress.

I still have lots of room for improvement - staff appreciation is key and your staff knowing that you as the owner place primary emphasis on resident care as #1 will also be key (and frankly resident care should be the top priority as thats the only reason the business is in existence) and second most important thing is making the staff feel a part of the family and appreciated.Watch your cash flows - it will eat you alive. 

Clothing, auto food, loading docks, security, cash managers, cleaning staff, security, customer service. 

Sub-contract/Pay-Per-Service a cleaning companyHire a cleaning company that has multiple teams of cleaners.Advantages: They can almost always cover a cleaning because they have so much staff.

They may have nannies or other house staff but many are empty including both that are close to my home.  

Or you can start a business which provides staff as needed daily to address this problem as an outside consultant.Anybody have any ideas - or build a new $Billion business?
