Each single wide 3/2 cheapest from Clayton is TruHome (cheap cheap, I would not buy TruHomes, we did 2, and they are flimsy) they are $25k + extras + hauling + setup + local utility costs of septic + power.You will be shocked by the cost of putting in roads, even gravel roads, then the parking pads, septic, power, water.This is a total guess would be $75k per pad all in ground up including the roads.

Monthly Cost breakdown:Mortgage: $1900 (assumes 500,000 with 25% down as it is not owner occupied, 4.5% rate)Taxes: $1169 (Spit-balled for lower Westchester as I don't know what town this is)Insurance: $251Heat: $300 (gas, I don't have oil numbers and frequently the tenant(s) don't pay this)Water: $100 (frequently, the tenant(s) don't pay this)CapEx/Vacancy/Repair/PM: $3050 (your number; should be adjusted for possibly higher rent required: think PM cost)As always best of luck and I hope your first deal works, but be sure to go into it with eyes wide open.

And, where I am in Delray Beach is widely publicized as the hot place to be and vacation in the small beach town market; I LOVE living and investing here, but the deals are basically gone and prices are high-- there is still upside, but you have to hunt daily and strike immediately.I'm no expert, but I hope my comments can provide some color to your search!

Issue is the lot is 50' wide (standard) but neighboring properties on both sides are built right up to the lot lines, and City of Cincinnati is 7/16 side setbacks.
