Weekends are pretty open.

It was strange that every time I went out of town a 100-gallon heater would go on the blink and it is very difficult to find someone who knows how to fix them on the weekend.

One of the hard money lenders I work with recently started a 75% of ARV rental loan, that makes almost every single family property that is a half way decent deal come out to <15K out of pocket.Since you're so early on it may not be as beneficial for us to build a business relationship yet but if you'd like to analyze a deal together maybe on a weekend I would be open to sharing experience.

However I have gotten one lead so far that I just got the pre approval for, and will potentially doing some showings with this weekend.

Im Tony, I currently work one weekend a month (24 hours total) at a local hospital and want to replace this with a rental property or two, I don't have a ton of cash and im actually willing to cash my 401k in to get started. 

In our market we are competing against the cash buyers who are primarily from CA and buy bunch of properties during the weekend and leave.

I walked the property with my Contractor and my Realtor this last weekend.
