You can take him to small claims court but unless you can prove damages (which it appears they are in the making versus actually sustained), you would most likely not be able to collect.

It's down around 35% based on conservative valuations and I want to get up to around 75%, which means doubling assets under control (mostly going more into passive NNN and MFH options versus active management of SFR).Since I'm not a strong buyer with leverage in this market (I'm seeing all-cash $100k over-ask no contingencies bidding wars right and left), I'm looking instead to buy partners out of existing ownership of these LLCs.

@Dave E. location is certainly one factor but there's much more that goes into an appraisal...square footage, room count, lot size, busy street versus residential street, the condition of the property, owner occupied versus tenant occupied versus vacant, rental rate and, of course, comps.

(1) Buy a SFR or small multi by yourself and finance it on your own(2) If you had in mind a unique large property with several structures on it that is beyond your financial ability to get a conventional mortgage for, try to find a partner to work withI'm torn between doing the "stack" of starting small with lower risk and capital needed while I learn, versus the larger potential return of something bigger and the ability to learn from an experienced partner if I find one.
