Its funny I had only had experience with this type of website prior to coming on to BP about 14 months ago,, and that was  with my Aircraft owners and Pilots  ( COPA) site..

From my experience they will do a soft pull on your credit prior to ordering docs and will also require a verbal verification of employment again as well.Inquiries shouldn't be an issue because you " really haven't opened new credit yet," and you are just shopping for different banks.

I don't advertise having a disposer and give the tenant a choice - keep the disposer as is until it breaks and then it will be removed, or have it removed prior to occupancy.

It might be helpful in determining how to proceed.If the property is in South Carolina I found this link.Here in Oklahoma, if a tenant moves out prior to lease expiration, we consider the property "abandoned".

and that the house is now owned by FMNA.To me that means, the buyers didn't get paid....but had to pay the lawyers...and subsequently lost the house to foreclosure, ruining their credit AND the prior owners (who may or may not have known about the spiders at time of sale).Sometimes it's easier to just suck it up and take care of business yourself.
