When your documentation is thorough and all procedures are correctly followed, you can typically achieve a favorable outcome in having the tenants removed.I've done it many times with out the need for an attorney. 

Be conservative in your rent projections and overestimate the repairs.I am not sure what the age of this property is, but I have found with older properties (mixed-use and apartment complexes), there are several variables that are typically not an issue with newer properties.

Hi @Michael Mcghee -- Interesting comments.Those properties are not really offered to everyone; more specifically there is a limited supply of them so there is no potential of it "dragging the market down". 

No we decided to turn down the hospice offer and rent to a conventional renter. 

Wow - that's definitely far beyond what most PM's offer.

However, when they don't offer it or they offer something that is less than the Buyer's agent charges then the Buyer can just write in the offer that the Seller is to pay "x commission" to the buyer's agent.

Good news - most of these all function the same and offer about the same the features, except for OR.

Rents typically follow the "Common rents" of the neighborhood which your agent should know or have access to in most cases.
