There is a plethora of lenders one can do a deal with, but I'm looking for an asset based lender who is fast, reliable and has excellent customer service. 

You can post in the Marketplace seeking or offering services or mentorship, but not in the forums. 

Does anybody knows a service that can produce me pre-foreclosure and tax delinquent lists in Marion county, Hamilton county and Johnson county in Indiana?

These are professionals with additional training and a stricter code of ethics.

However, with the normal wear and tear/ usage of the two main entry doors to the units foyer area, we have had more than 5 service calls on the locks (for batteries, lock mechanism not functioning, etc.) and both front door Locks have had to be replaced once already and I am thinking it is time to use a different Door Lock method. 

In order to do so I think our best bet would be to network with current real estate investors, and offer our services to them and try to learn the trade.

Code enforcement relays that it is in the hands of the judge now, though it is worth mentioning that my friend has retained the services of an architect and is moving forward with plans to bring the property up to code.

Some are better at building a team brand, some are better at training the residential Realtor, and some allow you to be your own business and have a more of a DIY attitude.
