If I have to hire a GC, I will - just trying to figure out how anyone does anything themselves (i.e hanging drywall, tiling, kitchen cabinets, fencing a yard, framing closets, etc) if the cost goes over 5K.

If not, then you'll either have to pay utilities for one unit (because that unit is paying for the heat and hot water) or have a separate gas meter installed for the central furnace and hot water heater.
