Low inventory of course is a challange: after being in the low 4s supply has droped down to 3.8 months which is very tight.

In any case, make sure you draw up a water-tight partnership agreement that details exactly what the contributions/ responsibilities and rights/benefits of each partner are (i.e. don't assume that you are on the same page and that this or that is understood) and that provides for exit strategies from the partnership if it doesn't work out or if one partner just wants out.

Only when you've been doing it for awhile and know who can do what for you, can you trust others in your business.I have a very tight formula when I buy buildings and want a very high net return  for the unknowns, so make darn sure you buy it right.Best of luck.

Things are tight right now but I'm working on that step now.  

At a minimum you should be able to put a square of toilet paper up there and it is sucked tight,,,real tight. 

Plus we are working with a short deadline with it being a 1031 exchange. 

You have to be able to strike quickly if an opportunity presents itself, yet sit tight and keep waiting patiently until it does.

I agree with the poster above, this seems tight but again it depends what you are investing for.  

Sheriff auctions have more complications.My lender feels confident that he can obtain financing quickly enough to meet the deadlines set forth by the sheriff.
