@Celine LiuI have never acquired a property via seller financing but a lot of people suggest giving 2 offers to the seller.

When I called him (he did have an area code which fit where he claimed to be from), he had a pretty thick African accent (now, I know there are a lot of different countries in Africa, but due to my ignorance, I can't intelligently suggest where specifically he may from).

In addition to the educational components you mentioned, I suggest you network with like-minded investors locally to you and in the areas where you plan to invest. 

I highly suggest you read some rental real estate management books or hire a agent to screen and do every thing you need to find a qualified tenant.

I would suggest getting a property manager after you've had some experience yourself.
