I'm contracting a lot of the jobs in parallel so the house looks like its flipped upside down ( Electric, Plumbing, Hvac etc. ) which is probably the reason of the stress.

You may be causing a family serious stress by telling them you can sell it or you're going to buy it, only to walk.

I could make more but I specifically price it lower so that I can get the best tenant and avoid the stress.

I believe the summary of this comes down to one's risk tolerance level and desire for growth.Generally a larger equity position (less leverage) involves less risk in a 'high stress' situation where unforeseen events take place (either say a market correction/downswing, or large negative cash hits etc)Certainly a greater use of leverage can facilitate continued growth/acquisitions etc.

The list is really endless and oh by the way, even if you do all this nice stuff society will still view you as the rich landlord screwing over nice people.

We are finding it hard to find good deals and the makes the stress all that greater.
