What you brought in as a rental, especially a STR or MTR probably doesn’t matter. 90% chance your buyer will be an owner occupant, so they don’t care.Your account/history follows you, not the property. 

Are any conventioanl lenders allowing 10 percent down on rental properties that are not owner occupied?

There are free sites, but they only pull 3 months of actual data, then their algorithm projects the rest of the year.

I'd love to learn more engaging dialogue that can motivate property owners to seriously consider owner financing methods.

We are thinking of doing Air BnB to rent it out and I have looked at what's out there on Air BnB, HomeAway, FlipKey and other sites to see if similar homes are rented out yet for summer 2018 and it appears they are all still not rented out yet.
