We have an investement property, which we plan to sell and buy propertie/s in 1031 exchange.

Im considering selling a SFR with good tenants, but I know that I will be really inconveniencing them both with showings as well as with a possible  move out if the buyer is an end user.Anyone have experience with this and can guide me on how to get them on board?

Sadly people think they can generate leads out of thin air, meaning the person they called wouldn't have realized they wanted to sell their home had not the wholesaler or investor hit them up to ask if they would be willing to.

Now they don't want to sell because if they purchased a home at a sub 3% interest rate even if they were to buy the same priced home today it would cost them nearly twice as much in monthly payments.

Now if they sell it at $750K with commissions thats $42K

If I wanted to sell my home for a feather....could I do it?  

Does anyone specialize in selling properties with seller financing?

You would need to sell it subject to thus your name would stay in the loan.
