They will feel far less threatened when you give them time to consider their alternatives.You should know what rents are reasonable for your rentals and you will also then know how much the raise should be. because your final figure will usually be the result of numerous compromises you may want to select and increment which is psychologically more acceptable to your tenants.

You have to enter the destination address but then it is saved and you can just select it next time you go to the same destination.

I am making calculations to make sure my numbers and choices can make me a profit.The ARV is $109k to $129k.I have priced all my repairs and selections, rehab cast are in $12,500 range, I added 20 0/0 to cover overages etc, so let's say $15kMy purchase price is $30k (city owns house and 700 others and the are dumping them for cheap)So the cost I have included in caps are:Sales commissions on back endOriginal purchase priceHard money interest of 14 0/0 paid monthlyPer diem over 90 days ( part of hard money deal)The rehab costsClosing cost of purchase and sale sidesInsuranceTaxesElectric billWater billMight have a trash bill due to being in the cityWhat have I missed?

Not terrific CF, but she won't have to wear a bullet-proof vest to visit her property and if her tenant selection is good, she can sit back, relax, and have her tenants buy those places for her.The places I have been buying are going for less than 1/2 of peak, newer and nice enough that I would have no problem living there myself (one of my criteria!).

Jason, I don't want to turn you into a guru, but I just visited the forms selection offered.Would you consider updating the forms and contracts, having options, sandwich leases, note purchase agreements, etc. and making them available for the Pro Membership and perhaps with a reasonable price for those who don't go there?
