As long as you follow proper screening protocol, you should be just fine.I've had terrible tenants in affluent neighborhoods and excellent tenants in not-so-affluent neighborhoods.

The only thing that muddies things from your view is that HELOC only charges you for the interest calculated and you decide how much extra to pay.
