My suggestions would be to get active on the forums meeting people and going to local RE meetups.

Yes, per all your suggestions; I spoke to the Lender & realtor and have decided to put only the Title in both names. :) haha...the Subjet Line title must have caught your attention though and I was happy I clarified in my question. 

If you're located in a small town, I would suggest putting up flyers, visiting the local community center or create local job postings on Craigslist to gain some momentum. 

I'd suggest shopping around to see what companies would charge for full service and compare that to just the finder's fee.I'm currently onboarding my first property.
