My Personal concern would be having ample cash reserves when you are done with the rehab.  2 units will eat cash on occasion, be ready.  

The lender I got my first mortgage through is saying I need 6k in reserves to meet the criteria.

But the neighborhood lacked a certain je ne sais quoi - oh wait, I know what it lacked- services and restaurants. 

But when you call tell him you need his services to draw up a contract that's tailored to your needs.

At the closing, the seller was given a release letter that he did not owe any assessments or reserve charges.

As you collect rent throughout the year and or years you will be increasing your capital/reserves.

Samuel,In my mind it boils down to the level of service that you expect from whoever you bring in.

I also have personal accounts through USAA (great service, no fees) and Capital One 360 (great rates).We ended up using Farmers and Merchants Bank.

All parties were aware of that, meaning they knew I was the buyer and buyer agent who would be paid for my services as the agent.

Once I build up enough cash reserves from my first investment property and my current excess from my wages I will most likely go the LLC route and begin controlling my assets instead of owning with my next investment.
