Add up the cost of your mortgage payment, taxes, insurance, vacancy, repairs, cap ex, and management if you will use it.

If the market rent is $1,100 a month, you'll be out one to two thousand dollars, plus the cost of repairs, painting etc.

The real issue: had this been known to me, I likely would not have closed (this wasn't the only issue with the place), at least without reduction of price or final say of damage repair quality. 

You are only setting aside $110 a month for repairs, if you have to replace a frig, this can wipe out a whole year of this.
