As is Kansas City, Oklahoma City and many others in the Midwest as well as the Southeast are the best for cash flow IMO (just make sure the crime rates aren't out of control and the city isn't shrinking). 

It is hard money, but unlike some HMLs, the focus isn't just on short-term, and the rates aren't crazy high (in my opinion). 

The ones that aren't have been in the business for decades and were usually employed elsewhere in some capacity associated with real estate before they became agents.To help the process along, what you should do is find an experienced real estate investor who's been doing what you want to do for awhile and follow her or him through a property.

They didn't catch everything so just because you have an inspection it doesn't mean there aren't problems.

However, that doesn’t mean there aren’t good cash flowing properties here!

This sounds more like a sweeping change in that it's unlawful in NY now to sell detectors that aren't hardwired or sealed battery....

My confusion lies in which area to consider to invest as prices in NYC aren’t good investing in multi family apartments.

I guess it’s hard to ask opinions if others aren’t familiar with area.

Typically in Oregon though there aren't realtors looking for a commission on a residential property that is for lease.

The question back to them is why aren’t they getting those rents now if it’s so easy.
