What is a developer's typical profit margin?

Any help on how this works, or even some links/books that can shed some light on a direction, and how this is done properly would be great....Thanks in advance to anyone taking the time to read my stuff and answer ;)

In these markets people have to adjust, and this typically means investing for capital appreciation, development, or syndication; which are all great methods but a bit more advanced.

I’m a new investor in Tucson, AZ wanting to get into the flipping business to raise capital with the long term goal of investing into multi-family.Does anyone have any experience or recommendations in how to properly incentivize contractors to stay on schedule and meet cost targets?

And I also have a business laywer I'm working with based in Nashville to set it all up properly.

I continued to look for investors everywhere I went. at street fairs, through my small network of home owners and business people, hosted seminars on finding and doing fix and flips and built up a group of investors who encouraged me to find them development deals. 

@John Tappi there a many ways to set this up. you can consult with an attorney and explain to him your strategy and he will be able to lead you properly with when you should set up the LLC.
