HI EVERYONE...I'm a first time investor and am having trouble analyzing the value of a property.

And while it sounds good at first (total rent, total cash flow) - you can literally buy a duplex that will produce the same rent with just two units.

The good is it was producing roughly a 10% return a year with mailbox money.

I think its going to be a couple years, but there are going to be some investors in trouble.  

It really comes down to your preferences- we have from C class areas with high cashflow but more potential trouble to A class LTRs with lower cashflow but low maintenance, and everything in between!

Believe it or not, call (best to go down to in person) the Bolingbrook buildings department and ask the building inspectors which contractors they have had the least trouble with/do the best work.

Now, have we heard of anyone getting in trouble?   

One of the tenants has had trouble finding work recently.

I've bought my first home to be flipped and I'm having trouble finding insurance companies that will offer a policy for vacant homes that includes water damage. 

I've have such trouble finding a lender and an agent who are familiar with the process and information is pretty scarce online.
