Look at what local college students are paying because it might be worth it to go that route.

I would be very careful commercial in small towns can stay vacant for EVER and a Day.just drive through any small town between Dallas and New mexico.. look down the main street.. nice brick buildings 90% vacant then on the outskirts of town a walmart and the associated fast food joints..the resi might work.. and maybe you change the commerical to cheap storage but put NO value in its cash flow would be my advice unless there is some compelling reason you think those would be leased.. if there was demand they would not be vacant would be my thought

I was in real estate sales and Property Management for 16 years, but left the industry at the time of the real estate bubble to go back to college. 

I will say the new Hostfully folks are way more professional and committed then the previous Orbirental owner.

The "bad" tenants I previously spoke of are like sharks. 

As a college student on a tight budget, I believe that as of right now wholesaling would more than likely be the smartest option.

I have done both of my previous 'house hacks' with my VA and specifically saving it, now that I cashed out of those last two, for a 4-plex when I find an area I want to invest in.The only real downside is VA loan requires a slightly higher level of inspection before closing.

while I'm not contributing a lot, I'm really able to better invest the principle better than I could when it was with my previous employer. 

And I found the one investing strategy that I could actually start doing now since I have little to no money heading into college this fall.
