I was listening to Cody Sperber and he mentioned that smart data is now filtering big data to predict when someone will sell and at a discount by using different algorithms.  

Interest rates of course too, and policy changes, but all three of these are always threats - like any investment, there’s no guarantee, you can’t perfectly predict the future, but this is why conservative underwriting is so important!!!!

Of course I could be wrong but I predict in a year or two the rates will have dropped to maybe around 6% and then I could refinance for bigger cash flow.

As I'm reading more and more I'm seeing a pattern of belief that we are headed toward a real estate crash.Trying to predict market behavior is a fool's errand.
