The work on the home was marginally permitted and minimally inspected by the Building Department. 

I pay for my own materials and hire contractors to do the work by the job, not the hour and only pay draws as work is completed and not the final until it passes my inspection (or any permits, if needed).

The City requires a Special Use Permit  LV City short term permit and most condo HOA's are disallowing them.

But another clause would virtually shut down private lenders – a critical source of capital for many real estate investors.HB 747 removes the exemption to the Florida mortgage licensing law that permitted private lenders to loan on 1-4 family housing units that are not owner occupied --- i.e. investment property (by deleting language that was always in the Florida mortgage law that excluded loans ‘primarily for personal, family or household use’ from the definition of a mortgage).

Often when a coastal property is damaged(do to an act of GOD) and permits are needed, local authorities are going to require the property be brought up to current codes. 

@Phillip Chumley it is common for investors to take the building through entitlement meaning you get approval from the planning department for the size and look of your building then sell the entitled property off to a developer who takes on the task of getting the building permit and building it.

You are permitted to ask your tenant to provide documentation showing the disability/need for a service animal if the disability is not readily apparent.

YUP in Oregon and WA that worked.. sales did not come to a complete stop and exisiting homes sold because new construction came to a screeching halt people still pass away still were moving  etc etc .. if you think of our PDX metro in 07 we pulled 12,000 building permits or that's permits for 12,000 doors some of that is multi of course.. in 09 we pulled 700... ergo pretty much ever contractor and sub just about went banko..so in the trench we got great pricing ( for those still in business)  right now in the go go market pricing is quite high its costing me about 20% more to build the same house as 6 years ago.. for instance.. we call that inflation LOL

I asked the current owners if a permit has been pulled for this work.

In many parts of Florida the permitting process itself is taking months and construction times even longer.
