I have a wholesale deal in Beach Park, IL. 1985 sq.ft. 3 bd, 2.5 ba, 2 car attached garage all on 1/2+ acre $85,000?

Biggerpockets community, I am looking for some feedback on my first single family home deal.I am looking at a SFH that is within walking distance from the local university here in Myrtle Beach SC.  

City is Newport beach, CA.

Driving around and noticed a few signs strapped to street signs or power poles advertising properties for sale "3/2 1 mile from beach $109,000".Are these properties sold by owners?  

I am located in Carolina Beach, NC (south of Wilmington, NC) and am just starting out on my own as a new home builder.

I also own two 2BR condos in Palm Beach County, which I hope to hold onto forever (or until I move down there and live in it).
