I have a lease prepared to give to my new tenants, after a long and painful wait to find and screen the right person(s) for the unit.

I wonder if they realize the pain they are causing.

@Chad Friesen I hear a lot of the times renting a condo can be more of a pain then renting out a SFH.

Typical expenses are taxes, insurance, utilities, repairs & maintenance, management, general and administrative, and reserves. 

Each state chooses a provider (Vanguard, Fidelity, etc) that oversees the administration of the plan and sets up the investment options.

Not to mention buying 40 cards and 40 money orders must be a pain.

Hi Devon, it sounds like you are zoned AR-1 which would not allow for three dwellings(main house and duplex) but it does allow for a garage apartment(up to 800 sq ft) with administrative approval.

Was expensive and painful.
