I don't know if all counties have it, but here in Houston, we have the Harris County Appraisal District.org online for free and they give you present owner, tax appraisal, taxes, school districts, etc.

I use the one from Weather Channel.If you eat out, get Open Table.Get the Trip Advisor, which has some great "what's near me now" features to find restaurants and other attractions.Many banks have an online banking app.Red Laser bar code reader can scan a bar code and give you prices for it and where you can buy it.

private sellers, brokers and businesses are offering those....Craigslist is also an excellent source of sellers offering their property under a lease option...one hour of good research online could give you more leads than an entire day prospecting for a lease option seller...worth the try.

ANY agent or associate broker real estate activity has to be ran through the principal brokerage.At least it's this way in my state.You will get companies who try to not disclose involvement or only say they have a small involvement in an LLC etc.The bottom line is there MUST be disclosure that the agent has an interest in the group wholesaling.In our state the reason is we must disclose to the seller we have an interest because we are considered more well trained in negotiations than a traditional buyer.Also you can be disclosing an undisclosed fiduciary duty to another party in the transaction the seller doesn't know about.Example if the buyer is my family,business partner etc.
