Where do I find the official list of California Landlord Tenant Laws? 

The rest is not clear to me.

Now that I've bought a few MF's I have the commercial brokers calling me so I'm seeing more deal flow. 1% is hard to find but honestly my own experience has been an inverse of the 1% rule: the one property I purchased at .5% is actually outperforming the one property I bought at 1% (the rest were somewhere in between). 

I'm planning to do the rest but if the person working on the tub and tile is interested I'm open to discussing that work as well (paint/vanity/toilet).

The rest is just a verbal.

If you are in a situation where you are holding the apartment until the tenant has the rest of the funds, we use a 'reservation fee' and have the potential tenant sign a reservation fee form.
