I agree - I know that using OPM can accelerate your portfolio tremendously - but no reward without the risk that comes with it.

This would be a very unorthodox deal; only you can determine if the risk/reward is worth the effort.best of luck.  

The asphalt is pretty old, and there are numerous cracks and some small pot holes.

I have been off all social media for 3 years and just recently returned, I STRONGLY recommend you give it a try in some capacity as it is very rewarding. 

I'm sure dealing with severe water damage and the previous owner's DIY attempts was a good amount of work, but what a great reward with that sale price!

@Jonny Nila I've had several investments in the Philippines that have done very well and all made money but the business is very different than here in the US and I would describe it as a high risk high reward environment.

One of the biggest lessons I learned was, this is a business that you're rewarded by how hard you work and the color of the sign doesn't matter.

My appraisal came back with numerous inaccuracies in my property and comp properties though, which really raised concerns as to the level of due diligence on the appraisers part.

Exciting stuff and it's a cool feeling to see some reward for the hard work.
