AirBnB in Sacramento proper has restrictions on short term rentals in non-owner occupied properties.

It looks like if I want to buy, since I am now classified as a non-resident, I would be looking at a minimum 35% down payment.

So every year, we receive a notice of cancellation from the insurance carrier of "imminent policy cancellation" due to non-payment, followed by the bank saying they received a cancellation notice from the insurance carrier that if I fail to carry the necessary insurance they would have to take action...OK what action? 

Told her we'd wait until she saw the place and IF she still wanted to rent it after seeing it then we would accept her non-refundable deposit.    

I told her I will have to get back will her because I prefer non/smoking units.

However, as a non-resident foreign national, they don't have an SSN. 

I verbally warned her when she moved in to make sure she ran the A/C periodically to keep it dry, but she hasn't, and recently she found mold on a lot of her shoes and clothing. 

I called the non-emergent line but dispatch couldn't give me any information.
