They charge $5500 non refundable and 1% to buyer side so realtor is going to have to kick in money.They cannot provide any legal explanations, they do not provide loan documents, they know the general contact for the servicer of the note, they don't negotiate on buyers behalf...

Also, many of the multifamily listings that are a "good deal" will not appraise with a VA loan due to the limitations on a million items like FHA.I would first start with talking with a lender and getting the pre-approval knocked out.

DSCR does not require disclosures as they are not sold to fannie and freddie mac but many lenders include them as a courtesy.
