If its not for an investment then you just need to consider if it meats everything on your personal list for a nice property.

I checked everything I could think of anyway, went up into the attic and checked for moisture, checked the basement, stuck moisture probes in the walls, checked the dryer vent, and quizzed them about if they run the shower bath fan and how much they boil water for cooking.

Given the floor plan and ability for it to be a 4 bed/2bath, I think the ARV on this could be mid 200's if done right, however, that is going to take a significant investment of 45-55k to rehab, so there may not be a ton of meat on the bone. 

I don't have a high salary unfortunately and I wouldn't be able to save that much more in a year, but it would give me at least another 10-15g to assist with the extra fees.
