In the just completed fiscal year DPW completed 19 miles of water main replacement and rehab.Over the last decade significant water main failures have occurred on Light Street, Madison Street, Charles Street, Argonne Drive, Dundalk Avenue, Belair Road, Millington Avenue, and even under the Harbor.

I am not saying don't talk to them I am just saying limit your conversations to light stuff and  direct discussion related to paying rent or leaving.  

New hardware and lighting, everything you would expect. 

As a GC you want to see light at the end of the tunnel and some of the issues could have some open ended problems or in other words may be a can of worms.

I'd stain them as you can always give them a light sand and paint them later if you want but stripping the paint to stain them is not financially possible.

If they need constant vehicular access after construction, they will want to go around if possible, if not, and it is light travel, #57 washed stone will work as it will breath and also allow H2O to drain.

Also put a light in the closet.

All in, we are spending about $50K on the renovation and hitting high value items like kitchens, bathrooms, appliances, lighting, paint and trim, etc.In section 946 of the tax code, (https://www.irs.gov/publications/p946/ch04.html#en_US_2013_publink1000107513) there is a run down of what useful lives you can use when you spend capital on a residential rental property.

So... in light of the huge hit on repairs to the condo facility, we are discussing short sale options again.
