Since I am assuming you are only getting the $2,500 rents from the 2 higher priced units that leaves you negative $644/month.However if you are renting right now and are paying more than that it could still be a net gain to you monthly while getting some added tax deductions and building equity in a property.

or should I leave the properties in my name and buy an umbrella policy like 1m for 12 homes.

He's also selling a 2 Million+ RV park so he doesn't need the cash but is more concerned with someone coming in, not taking care of the properties/tenants and unless he gets a good down payment they have no skin in the game.

.$300 cash flow doesn't leave you much room for covering unexpected expenses, for which there will definitely be some.

Landlords have a family to feed too, whether it be the literal dinner table or leaving a legacy for future family.
