There is 167k left on an 11 year loan at 2.8%.The property technically has a negative cash flow of $200 a month.They have just retired and do not want to deal with the upkeep or a rental.

I describe this one as the beauty is in the balance sheet What made you interested in investing in this type of deal?

Lets assume that you run your numbers, and after accounting for projected expenses like vacancy, repairs, capex, management etc, you think the deal will bring you an average of $300/mo.

I need a decent broker who can get me pre-approved as I'm actively looking for various deals at the moment. 

Also curious to know if you all collect tenants' SSN, maybe  in case of future evictions, dealing with sending tenants to collections, etc?

We have been proposed a deal where we would renovate the sellers duplex from a 2 to a 4 and while doing that, our sweat equity would earn our down payment To purchase the property through them.

Do you have a personal or professional network that you can adapt to provide the deals you want to achieve the goals you have for yourself?  

For bigger transactional income we have our building projects which I have to PG however even though the risk is always there we have been blessed these last 4 years on these that equates to about 120 homes built and mostly all sold.. then the balance in Notes a few long term.. and JV partner on land deals and flip houses those have zero debt.
