Instead, there is an option period, with a (mostly) small option fee whereby the buyer can cancel the contract for ANY reason within the option period.  

At the end of the 12 months, I would refinance at 500K after fixing up the property and investing the profit from selling my current home in the new property.

That is one of the most incredible benefits of being in the service.
