It spent the 18 months outside but the girls were NOT pleased with being snowed & rained on during the winter months.

I have never been to Georgia but it looks like it gets a lot of rain. 

Aloha,Impossible to make a reasonable judgement without location info.However, in general, no, the monthly HOA fee is not passed on to the renter, at least not directly.

Definitely smart to do it if they owe you a large sum, you may receive the money one day from the judgement.

Even though it allowed liquid by, I trusted his judgement.  

The *judgement* sets - not the opening bid because there is no opening bid in the judgement but - the reserve price, no?

Not trying to rain on your parade, just saying, if your properties have been sold and you're collecting payments or managing collateral, you are in violation without a servicing license.As to the market and your area.
